3. How close is it to town, dining, and attractions?
You’re just 7–10 minutes from Hilo, with easy access to local restaurants, farmers markets, and beaches. Koili Point is ideally positioned for exploring Volcano National Park, Mauna Kea, and waterfalls along the Hamakua Coast yet far enough to feel completely secluded.
4. Is the property family-friendly?
Absolutely. Families make up a large part of our ohana. Kids love feeding the sheep, picking fruit, and splashing in the pool. Parents and grandparents appreciate the peaceful setting and space for everyone to unwind. We also provide a high chair and crib upon request.
5. How many houses are on the property?
There are two nearly identical homes separated by a double carport and tiki hut patio. Each home has its own private entrance and full amenities, and they share the pool and hot tub. Families often rent both for group stays. Privacy-conscious guests will find the layout spacious and respectful of personal space.
6. What does “off-grid” mean? Will I have power and AC?
Koili Point is 100% solar powered with a backup generator. You’ll enjoy air conditioning during daylight hours and gentle ocean breezes at night. The homes are designed to maximize natural airflow, with ceiling fans and large windows that keep things cool and comfortable.
7. Can guests pick fruit from the orchard?
Yes and we encourage it! Depending on the season, you may find lemons, limes, pineapples, papayas, bananas, lychee, or finger limes ready to pick. Guests often make smoothies or fresh lemonade from the orchard’s bounty.
8. What kind of animals are on the property?
Our friendly sheep help keep the orchard grounds trimmed and love gentle attention (especially if you bring ti leaves or ripe fruit). You may also see hens, geckos, and songbirds around the property. It’s part of what makes Koili Point feel alive and connected to nature.
9. Is there beach access?
Koili Point is oceanfront, not beachfront. The property sits on a scenic bluff overlooking the Pacific, offering spectacular views but no direct swimming access. However, you’re just minutes from black sand beaches like Richardson Ocean Park and Coconut Island perfect for a beach day.
10. What amenities are included?
Every home includes:

12. What is the Koili Point Farm Tour?
The Koili Point Farm Tour is a guided, 90-minute walking experience offered Wednesday–Sunday at 11 AM. Guests explore the orchard, learn about Hawaiian history, meet our sheep, and sample fresh fruits. It’s a fun, hands-on way to connect with the land and culture.
13. Do you use pesticides or herbicides?
No. All of our trees and gardens are 100% pesticide- and herbicide-free. Everything is grown naturally, respecting the ocean and ʻāina (land) that surround us.
14. What should guests bring?
We suggest:
- Comfortable walking shoes
- A sun hat, sunscreen, and refillable water bottle
- A light rain jacket (weather can shift quickly)
- A camera you’ll want to capture the views!
15. What can I expect at night?
Evenings are peaceful, filled with the sound of ocean waves and coqui frogs. Guests often describe it as “like listening to a meditation app.” On clear nights, you’ll see a sky full of stars thanks to low light pollution perfect for stargazing from the hot tub.
